PROJECT DESCRIPTION: The project is the complete renovation of the Chinatown Him Mark LaiBranch Library at 1135 Powell Street, San Francisco. The buildping was builtin 1921 and is a San Francisco registered historic landmark. The buildingunderwent significant renovation and addition in 1995 to add a large rearyard addition, seismic strengthening and accessibility upgrades including twoelevators. The structural retrofit resulted in the diminishment of thelandmarked Main Reading Room. This project will renew the historicgrandeur of the Main Reading Room through removal of the prior retrofit inaddition to complete building renovation. The scope includes selectivedemolition, new architectural finishes, sitework, utilities, structural updates,mechanical, plumbing, electrical, fire protection, telecommunication, security,elevator, and audiovisual systems. Building exterior improvements includefaçade repair, historic façade restoration, roofing, and a new roofterrace. The project requires USGBC LEED Gold certification

Quotes for Services and Supplies requested for the following items for bid including but not limited to:  Lead PROTECTION & SALVAGE OF HISTORIC MATERIALS & ASSEMBLIES, SELECTIVE DEMOLITION, ENVIRONMENTAL MANAGEMENT OF EXCAVATED MATERIALS, CONCRETE, MASONRY, METALS, STRUCTURAL STEEL FRAMING, PIPE AND TUBE RAILINGS, WOOD, PLASTICS, AND COMPOSITES, ROUGH CARPENTRY, THERMAL AND MOISTURE PROTECTION, WATERPROOFING, JOINT SEALANTS, OPENINGS, DOOR HARDWARE, FINISHES, PAINTING AND COATING, SIGNAGE, FIRE PROTECTION SPECIALTIES, ELECTRONIC LIBRARY EQUIPMEN, PLUMBING, HEATING, VENTILATING, AND AIR CONDITIONING (HVAC), ELECTRICAL, COMMUNICATIONS, ELECTRONIC SAFETY AND SECURITY, EARTHWORK, ASPHALT PAVING, CONCRETE PAVING, PAVEMENT MARKINGS Please review plans & specs for complete list of bid items.

We are signatory to both the Carpenters Collective Bargaining Agreement and the Laborers Collective Bargaining Agreement.  Certification of insurance for General Liability and Workers’ Compensation are required.  A Waiver of Subrogation will also be required with all Subcontract Agreements. Subcontractors’ faithful performance and payment bonds in the amount of the subcontract price will be required. Reasonable market rate bond premium will be reimbursed by Thompson Builders Corporation.
